Rental Policies & Clarifications
1. Lease Cancellations
If a tenant cancels a lease after signing—especially at the last minute—the lease remains legally binding. I always make every effort to re-rent the unit when cancellations occur due to unexpected circumstances such as schedule changes or family emergencies.
2. Rental Types
I do not offer Airbnb or short-term rentals. All rentals are mid-term (3–6 months) or long-term leases.
3. Cleaning Fees
A cleaning fee is standard if a tenant does not leave the unit in the same condition as when they moved in. Typical fees range from $150–$200, in line with standard rental practices.
4. Property Tours & Representation
Units are accurately represented through photos, video tours, and in-person showings before lease signing. Tenants signing remotely should carefully review all photos and videos. Studio units, for example, may appear smaller than expected—please verify size before signing. James Shannon rented a studio and was “amazed by the decor and style” and “wanted to pick my brain” when he got in town because he loved my style and designs of my rentals and he wanted to get into the same. He anlso said how no landlords were getting back to him annd it was impossible for him to book out of town and he appreciated my good communication and video tours. Oddly enough he moved into the unit late at night with a lockbox and later complained about the size of the studio even though the tours are clear in the videos. I offered him that he can give a 30 day notice and get out of the lease no problem. He took it, and got his deposit right back. He didn’t like he was charged a $150 cleaning fee and tried to sue me for $20,000+. He stayed in the nice studio for 2 months.
5. Security Deposits
All tenants receive their security deposit minus any legitimate fees. For example, James Shannon’s deposit was returned minus a $150 cleaning fee due to the unit’s condition and the presence of animals.
6. Special Agreements & Flexibility
Occasionally, tenants are offered discounts or flexible arrangements for cooperation with move-in timing or other considerations if the unit they desired isn’t available right away. For instance, tenant Conor was offered a rent discount for flexibility for his stay at another unit before his main unit was available. After receiving a discount, the morning he was to move into his main unit he canceled the move-in and still has outstanding rent owed from his lease. -

Again false information is being presented on this page. The unit was not uninhabitable. The entire building was sprayed a week prior to you moving in. I was open and honest and let you know that the building management had the building rented for termites. The building was safe for all tenants to move in. Your unit was safe to move in for it was days after the building was tented. All tenants already moved into their units. Your lease started after everyone moved back into the units after the tenting so it was habitable and safe under California state regulations. I was upfront and said if you didn’t like the idea of the building being tented that you could take another unit i had an available for your month stay. I showed you the other unit on the beach and you said you’d prefer to stay in that unit rather that the unit that was tented before your stay begun. I do not do air b and b. I’m not sure why you keep referring to air b and b and Stro. You needed a month stay and contact me. And I gave you two options for your month stay. You stayed for your month and moved out and you never mentioned anything after. So not sure why you are now? Strange

Trash service: San Diego county has changed trash can service from black to grey cans that can not be bought from Home Depot like the last black cans. San Diego county is on a back order of the grey trash cans. They have left 1-2 trash cans only at the multi family properties and in which some cans are stolen due to the high demand. Tenants were told until their personal can arrives to use the other cans on the property
The heater just needed a new battery in the thermostat. But when the tenant said the heater didn’t work the worker tried fixing the actual heater twice. It worked before he left. Two days later the tenant said the heater did not work so another worker came and fixed the heater. This just goes with problem solving issues and comes along with the territory of having a property.
